Settlement statements

What's this all about?

I have created Excel 3 spreadsheets on my Macintosh to calculate the settlement (or completion) figures when buying or selling a house. I have a few different versions depending upon whether the sale is of a house, rural property, business or strata unit and depending upon whether the rates are paid or unpaid. I've shown below what the settlement statement,with the rates adjusted as paid, looks like.

You can download this spreadsheet or if you email me. I'll send it to you as an attachment to an email.

The document you receive will not be compressed. I'm not sure how you will go using it in Excel for Windows. Excel may be able to translate it.

If you would like a different version of the spreadsheet you have a few choices. You need to have the settlement statement for rates paid even if you want to use another spreadsheet. The dates in the look up tables of the other spreadsheets are linked to the dates in the rates paid spreadsheet.

  • Business purchased or sold
  • Excess water (adjustment of annual allowance before into excess water)
  • Excess water (adjustment of annual allowance when into excess water)
  • Excess water (user pays system)
  • Occupation rent included
  • Pro rata adjustment (new subdivision)
  • Rates fully paid
  • Rates partly paid
  • Rates unpaid
  • Rural property
  • Sale subject to a tenancy
  • Strata Unit
  • Sydney Water rates included (or where there is a separate water rating authority)

    Another example of the use of spreadsheets is for estimating the costs and charges of a sale or purchase.
